Ardencroft, DE

Ardencroft is a quiet, leafy village in northern Delaware, founded in 1950 as the youngest of the three historic Arden craft communities. Tucked into the woods of New Castle County, the village is laid out around winding footpaths, shared lawns, and preserved forest. Nearly half of the total land is protected green space, giving the neighborhood a secluded, park-like atmosphere. The village was also deliberately established as an open, racially integrated community from day one, setting a friendly, welcoming tone that carries on today.

Moving here involves a unique land-trust model that sets the village apart. Residents own their houses outright while leasing the land beneath them through renewable 99-year terms, paying a land rent that covers village maintenance and communal spaces. Local policies and improvements are decided directly by residents in neighborhood meetings, giving everyone an equal voice. With around two hundred residents, Ardencroft provides a tight-knit, supportive environment. It is part of the Brandywine School District, zoned for Forwood Elementary, Talley Middle, and Mount Pleasant High, and offers an easy commute to both Wilmington and Philadelphia.
