Atherton, CA

Atherton is a quiet, heavily wooded town situated between Menlo Park, Redwood City, and Woodside on the San Francisco Peninsula. Spanning roughly five square miles with around 7,000 residents, the community is almost entirely residential. Most interior streets feature winding, tree-lined lanes, towering heritage oaks, and private gated estates without sidewalks or curbs. Atherton incorporated in 1923 and has carefully preserved its secluded atmosphere with one-acre minimum lot sizes for most properties. Aside from prestigious private schools, Menlo College, and the Menlo Circus Club, the town is devoted to peaceful estate living right in Silicon Valley.

Real estate here regularly ranks as the most expensive in the country. The housing landscape consists of sprawling custom estates, historic properties, and contemporary compounds with tennis courts, guest houses, and manicured gardens. Moving or building here requires an understanding of the town's strict preservation standards. Atherton places high priority on protecting mature heritage trees, maintaining property privacy, and managing stormwater runoff. Atherton has no commercial zoning, so residents handle errands, groceries, and dining in neighboring towns. Downtown Menlo Park, Palo Alto's University Avenue, and Redwood City are all a five- to ten-minute drive away for restaurants, cafes, and shops. Commutes to Stanford University and major tech headquarters are quick thanks to nearby access to Interstate 280 and Highway 101. The Atherton train station closed in 2020, so residents riding Caltrain to San Francisco or San Jose typically hop on at the neighboring Menlo Park or Redwood City stations.

Local gathering spaces are small in number but deeply appreciated. Holbrook-Palmer Park is the town's 22-acre park, featuring historic estate buildings, walking paths, tennis courts, a playground, and open lawns for summer events. Across town, the civic center includes the modern Atherton Library, offering bright indoor reading areas, outdoor decks, and creative community spaces. Between private club amenities, quiet neighborhoods, and easy access to Peninsula culture, Atherton offers an exceptionally private setting in a central Bay Area location.
