Beverly Hills, TX

Beverly Hills is an incorporated town surrounded by Waco, four miles south of downtown along State Highway 6. It began as a separate community and voted to incorporate in the early 1940s, then grew as Central Texas development filled in around it. The town’s boundaries could not keep expanding once Waco reached them, so Beverly Hills remains a distinct pocket inside the larger city landscape. It has its own business district and city government, while water, sewage, and the wider economy have long tied it to Waco. The local shorthand is simple: a small McLennan County town that became an enclave as its neighbor grew around it.
