Broadlands, VA

Broadlands was planned around wetlands and the wooded stream valleys of eastern Loudoun County. Van Metre began developing the 1,500-plus-acre community in the 1990s, with a plan for 4,070 residences. The census-designated place sits off the Dulles Greenway between Washington Dulles International Airport and Leesburg, and most of it drains through Beaverdam Run toward Broad Run and the Potomac River. Its population was 14,021 in the 2020 census. The Broadlands Association incorporated in 1995 and shifted to homeowner control in 2009, so many neighborhood-scale facilities are maintained by the association rather than by a town government. That arrangement matters in everyday use: the three seasonal pools, nine tennis courts, two basketball courts, 23 tot lots, and many of the trails are resident amenities, not unrestricted public facilities.

The pools generally operate from Memorial Day weekend through Labor Day and require a current resident pass. More than 150 acres of Stream Valley Park carry wooded paths through wetlands and wildlife preserves, helping Broadlands become the National Wildlife Federation's 25th Certified Community Wildlife Habitat. The trail network also links parks, schools, shopping areas, and residential sections within the development. Near the community center, the association preserves the Lefevre Stone House, built in 1874, and its adjacent cemetery; restoration and stabilization work was completed in 2014. In 2026, Broadlands Live entered its 22nd season with three free evenings for residents and their guests at Hillside Park, combining live bands with food trucks.
