Burlington earned its nickname, the Hub City, because it sits right where the Skagit Valley’s major roads meet. If you are thinking about moving here, you will quickly notice how the town is split into two distinct areas. East of Interstate 5, historic Fairhaven Avenue feels like a traditional small town with local dining, the library, City Hall, and cozy neighborhood spots. West of the freeway, along Burlington Boulevard and Highway 20, you will find the area's main commercial district packed with big-box stores, groceries, auto dealerships, and casual restaurants. Living here puts you conveniently close to everything you need, but you should expect active freight rail lines and regular slowdowns around the freeway ramps during afternoon commutes.

Retail is the backbone of Burlington’s day-to-day economy, drawing shoppers from all across the county to the shopping centers along the boulevard. Even with all the commercial growth, the town has held onto its agricultural roots. You can see that local pride every June during Berry Dairy Days, a community tradition that dates back nearly ninety years. Families gather along Fairhaven Avenue for the annual parade, live music, vendor booths, and a famous giant strawberry shortcake, turning the old downtown into a lively celebration for the weekend.

For getting outside, the 80-acre Skagit River Park sits just south of town and offers plenty of space for sports leagues, disc golf, a community garden, and scenic walking trails along the river dikes. If you want views, Burlington Hill provides a quick hike right above the neighborhoods. When shopping for a home, keep in mind that most of Burlington sits on the Skagit River floodplain. While the network of dikes helps manage high water, seasonal flood risk is an important factor to consider. When touring prospective neighborhoods, be sure to check the flood maps, price out insurance rates, and make sure you have reliable access roads during heavy winter rain.
