Canyon Lake, TX

Canyon Lake is a collection of small Hill Country communities wrapped around a massive blue reservoir. Distinct neighborhood pockets like Startzville, Sattler, Canyon City, and Cranes Mill are scattered along roughly 93 miles of shoreline. The Army Corps of Engineers dammed the Guadalupe River here in the 1960s, and people have been moving in ever since to enjoy the water and scenic hill views. Today, around 30,000 residents call the area home, living in peaceful subdivisions separated by quiet coves, winding country roads, and open land.

Because the entire area is unincorporated, buying a home here requires a bit of extra homework. Comal County oversees basic building permits and flood zones, but local infrastructure varies from one street to the next. Many properties rely on private water suppliers, rainwater collection, or on-site septic systems. Property owners associations are also common, with individual rules covering everything from architectural standards to short-term rentals. Which side of the lake you settle on will shape your daily routine, since driving from the north shore near Hancock around to the grocery stores in Startzville or Sattler can easily take twenty minutes.

Getting out on the water is a huge part of everyday life. The Army Corps maintains several waterfront parks, beaches, campgrounds, and boat ramps around the perimeter, including popular spots like Cranes Mill Park and Potters Creek. For outdoor fun on dry land, the Old Hancock Trail on the north shore offers scenic paths for hiking and horseback riding, while the Guadalupe Trail below the dam lets you walk along the riverbanks. Because routes wrap around the shoreline, most working residents plan on a 35 to 40 minute commute into New Braunfels or northern San Antonio.

The area also has a couple of standout local landmarks that bring the community together. The Tye Preston Memorial Library sits high on a ridge, featuring modern meeting spaces, walking paths, a butterfly garden, and a shady deck where neighbors gather to work and relax. Just below the dam, the Canyon Lake Gorge is a fascinating geological wonder carved out during the historic 2002 flood. Visitors and residents can take guided walking tours through the limestone canyon to see hidden waterfalls, natural springs, and preserved dinosaur tracks.
