Carroll Valley, PA

Tucked into the foothills of South Mountain in southwestern Adams County, Carroll Valley offers a quiet, wooded setting right along the Maryland border. Home to roughly 4,000 residents, the borough originally grew out of a 1970s resort subdivision and has evolved into a peaceful, close-knit mountain community. Rolling hills, shaded residential roads, and nearby apple orchards give the area a relaxed rural feel with generous tree cover and plenty of space between neighbors.

Outdoor recreation is a major perk of living here, anchored by Liberty Mountain Resort just down the road for winter skiing, golf, and dining. Neighborhood parks like Carroll Commons and several small community lakes provide convenient spots for fishing, kayaking, and weekend walks. Local students attend the Fairfield Area School District, and residents enjoy simple, scenic drives to historic Gettysburg as well as straightforward commutes into northern Maryland.
