Celina, TX

Back in 1902, Celina residents literally put their homes and businesses on rollers and dragged them across a wheat field to sit beside the newly laid railroad tracks. That moved-by-hand core is still the town square today. Celina spent most of the twentieth century as a quiet agricultural hub, but recent years have brought explosive growth. The population shot up from around 17,000 in the 2020 census to more than 60,000 within just a few years, making it one of the fastest-growing cities in the country. Today, historic brick storefronts, sprawling new subdivisions, active construction routes, and wide-open Texas pastures all share the same everyday view.

Most new arrivals move into master-planned communities full of resort-style pools, walking trails, and neighborhood events. If you are shopping for a home, keep a close eye on the extra costs that come with newer subdivisions. Many neighborhoods sit inside Public Improvement Districts, which add a separate annual fee to fund local roads and utilities on top of standard property taxes and HOA dues. Boundaries can also be tricky because Celina stretches across both Collin and Denton counties. With schools filling quickly, attendance zones often shift, so always confirm school assignments directly with the district before closing on a house.

Driving around town is a mix of country highways and major transportation projects. Preston Road serves as the main north-south strip for shopping and dining, while the ongoing Dallas North Tollway extension continues to push north to streamline trips toward Frisco, Plano, and downtown Dallas. With so many widening projects underway on local farm roads, you can expect some construction detours while the city updates its street grid. If you commute into the metroplex, it is smart to test-drive your route during morning rush hour. The rapid modernization does bring nice perks, including widespread fiber internet in new neighborhoods and a modern Collin College campus right in town.

Even with cranes on the horizon, the historic downtown square remains Celina's favorite gathering spot. Brick streets host popular local eateries, boutique shops, seasonal festivals, and the well-loved Friday Night Market. Over at Old Celina Park, families head out for youth sports leagues, paved trails, catch-and-release fishing, and outdoor movie nights. There is also huge community pride in local traditions, especially when the Celina Bobcats take the field under the stadium lights. Living here means navigating a landscape that is expanding by the month, but it comes with a friendly hometown spirit rooted in a town center that neighbors built together.
