About Cold Springs CDP (El Dorado County)
Cold Springs is an El Dorado County census-designated place in the Sierra foothills, a residential community built around the Cold Springs and Peter Pam subdivisions. Developer Sam Kerns began the two subdivisions in 1956, and the old sales-office photograph on the community association page captures that postwar beginning. The 2020 census counted 556 residents in the CDP, with 270 housing units spread across a compact mountain setting. Cold Springs shares its local map with the nearby communities around Strawberry and the upper Sierra recreation corridor.
The Cold Springs Property Owners Association is the neighborhood's practical center, with a board, subdivision map, weather information, local updates, and area-history pages gathered for cabin and subdivision owners. The association's seasonal notices keep neighborhood information in one place for residents. The setting remains organized around roads, lots, and neighborhood concerns. Cold Springs is a newer Sierra settlement by California standards, but its 1956 start is still visible in the subdivision layout and the community records that grew around it.
