Edgewater, CO

Edgewater packs an entire independent city into less than one square mile, tucked right along Denver's western border. It has a classic, compact street grid where almost every home sits within a quick walk or bike ride of Historic 25th Avenue, the local commercial strip lined with neighborhood taprooms, coffee shops, and bakeries. You also get the convenience of the Edgewater Public Market just down on 20th Avenue. Sloan's Lake Park sits immediately to the east, offering miles of trails and open water views. The catch is that Sheridan Boulevard separates the neighborhood from the park, and navigating that busy five-lane thoroughfare on foot takes some patience. Within the city itself, spots like Citizens' Park and the local civic center give residents plenty of green space and community events right outside their front doors.

The town's name comes from its original roots along the water, even though modern boundaries place the actual lake inside Denver. In the late 1800s, Sloan's Lake drew weekend visitors from downtown Denver via early streetcar lines, especially after the Manhattan Beach amusement park opened along the western shore. Local residents voted to incorporate in 1901 to build their own roads, water lines, and schools. Over the decades, neighboring Denver, Lakewood, and Wheat Ridge grew up around it, leaving Edgewater completely landlocked. Today, that contained footprint gives the community a distinct small-town feel, where you have your own municipal services, library, and police department while staying only ten minutes from downtown Denver.

If you are house hunting here, expect a mix of historic brick bungalows, mid-century cottages, and sleek modern infill. Living a block or two west of Sheridan gives you quieter streets while keeping the lake easily accessible, though you will want to test your walking route during rush hour to see how comfortable you feel crossing over to the park. Because many homes date back nearly a century, schedule thorough inspections for older plumbing, electrical panels, and sewer lines. Many properties feature detached garages and alley access, which is great for parking but means you will share the responsibility of winter alley navigation alongside regular sidewalk shoveling. It also pays to check in with city hall early if you plan on remodeling, as Edgewater manages its own zoning and building permits directly.
