Englewood, CO

Englewood’s civic center occupies part of a former department-store building on ground that has already been remade twice. The city sold its 65-acre City Park in 1965, and Cinderella City opened there in 1968 as the largest shopping mall west of the Mississippi. After the mall closed in 1997, CityCenter opened in 2000 with offices, apartments, shops, Englewood Station, and a municipal complex. That sequence extends a much older pattern of settlement and reinvention. William Green Russell found gold near the South Platte in 1858; Thomas Skerritt established a home in Orchard Place two years later and became known as the city’s founder. In 2026, CityCenter’s central commercial parcels entered a new phased redevelopment process. The Civic Center building that houses City Hall and Englewood Public Library was explicitly outside that project.

Immediately south of Denver, Englewood occupies a low section of the South Platte River valley. Its downtown has three adjoining sections with different roles. CityCenter combines the station, civic offices, library, housing, and commercial space west of the older street grid. South Broadway is the traditional main-street corridor, with restaurants, shops, services, and entertainment concentrated between Hampden and Dartmouth avenues. East of Broadway, the Wellness District surrounds the Swedish Medical Center and Craig Hospital campuses. Residential blocks occupy the grid between these centers, and the street pattern becomes increasingly industrial toward the South Platte and Oxford Avenue. The river corridor on the west carries trails and recreation alongside utilities, production sites, and transportation infrastructure. Civic, medical, commercial, and industrial sections meet within a few miles, each with a recognizable street and parcel pattern.

Health care gives the northeast side a regional working role. Swedish Medical Center and Craig Hospital sit within a larger group of clinics, medical offices, rehabilitation services, and related businesses. South Broadway’s smaller storefronts hold restaurants, personal-service businesses, and independent shops. Farther west and southwest, industrial and production properties occupy larger parcels near the river and rail corridor. CityCenter adds municipal employment, offices, transit operations, and retail. Englewood is a small city whose major workplaces and commercial streets are spread among several compact districts. Englewood Station links the CityCenter district to the Denver region by light rail and bus, while Broadway remains the more continuous street-level business corridor.

Community facilities follow the same dispersed pattern. The library and municipal meeting rooms are at CityCenter; Broadway supplies restaurants, shops, and evening destinations; and the parks department manages over 244 acres of developed parkland. Belleview Park includes the city’s farm-and-train attraction, River Run Trailhead opens onto the South Platte corridor, and Pirates Cove adds a seasonal aquatic center. The 2026 city calendar placed Neighborhood Nights in a succession of local parks and SunSET concerts at outdoor venues, bringing programmed gatherings into residential sections as well as downtown. The former City Park is now occupied by CityCenter; recreation is distributed among neighborhood parks and the river, while the library, station, and city offices share the former mall property. A train platform, a reused department store, and the memory of a once-record-setting mall now occupy the same central tract.
