Preservation shapes how Miami Beach looks and functions. After the 1926 hurricane, a building surge during the 1930s produced many of the small hotels, apartment houses, theaters, and restaurants now associated with South Beach. Art Deco geometry gradually blended with the curves and horizontal lines of Streamline Moderne. When demolition threatened that concentration, Barbara Baer Capitman and the Miami Design Preservation League organized a campaign that led to the Miami Beach Architectural District's National Register listing on May 14, 1979. It was the country's first urban historic district devoted to 20th-century architecture. Protected buildings still contain lodging, housing, dining rooms, shops, and cultural venues, keeping architectural history active in the streetscape. The city itself began as an access project on a barrier island. John Newton Lummus and James Edward Lummus filed the first development plat in July 1912, when reaching the land generally required a boat.

Collins Bridge opened in 1913 and gave the island a road connection to Miami; incorporation followed in 1915. Atlantic Ocean frontage, Biscayne Bay, and a narrow north-south shape still organize movement and neighborhood differences. South Beach had largely developed by the time postwar construction accelerated, while Mid Beach and North Beach offered more room for Miami Modern, or MiMo, hotels and apartment buildings. Breeze-block walls, projecting sunshades, terrazzo, and broad glass surfaces distinguish much of that later landscape from the older Art Deco concentration to the south. Daily movement also reveals those three sections. The completed Beachwalk runs the length of Miami Beach along the ocean side, giving South, Mid, and North Beach a continuous pedestrian and bicycle route.

As of July 2026, four free trolley services linked those neighborhoods and connected with regional transit; the city listed daily service from 8 a.m. to 11 p.m. at roughly 20-minute average intervals. The trolley and Beachwalk provide parallel ways to make north-south trips on an island where bridges and causeways carry traffic to the mainland. Commercial and civic destinations remain distributed: Lincoln Road and the convention and cultural area concentrate activity in South Beach, while Collins Avenue continues through hotel and residential districts farther north. North Beach's postwar architecture and neighborhood venues give it a different built setting from the resort blocks around Ocean Drive. Tourism is also working life here.

City figures for 2025 attributed over 11,000 local jobs, nearly one quarter of Miami Beach employment, to hospitality, restaurants, and retail connected to visitors. Cultural spaces give residents recurring uses for the same districts. Beside the New World Center in South Beach, SoundScape Park holds cultural events and outdoor movies; as of July 2026, the city listed Wednesday screenings from October through March. Farther north, the 1961 Miami Beach Bandshell presents concerts and city-supported programs in the North Shore Historic District. These venues make the island's architectural eras part of current cultural life: a lawn outside a Frank Gehry concert hall and a MiMo amphitheater near 72nd Street provide two distinctly Miami Beach settings for an evening outdoors.
