Mount Vernon's Potomac shoreline is also the southern end of an 18-mile paved route into the Washington region. The National Park Service's Mount Vernon Trail follows the river from George Washington's estate to Theodore Roosevelt Island and connects with bridge crossings into the District of Columbia. More than one million walkers and cyclists use it in a typical year, for both recreation and transportation. A separate shared path completed in 2023 filled a gap along Mount Vernon Memorial Highway between Richmond Highway and Southwood Drive, extending connections toward the East Coast Greenway and Potomac Heritage National Scenic Trail. Grist Mill Park adds more than 75 acres of playing fields, garden plots, forest, trails, a playground, and an off-leash dog area. Its lawn hosts free Friday-night concerts during the county's 2026 Mount Vernon Nights series. The estate remains a working part of the local calendar rather than a distant namesake.

Open throughout the year, it includes the mansion, gardens, farm, museum galleries, and interpretation of the enslaved people who lived and worked there. A reconstructed gristmill and operating distillery stand 2.7 miles from the main entrance and offer seasonal tours. Fairfax Connector routes 101 and 151 link the estate area with Huntington Metrorail station by different corridors, giving both visitors and nearby households an alternative to driving the parkway. Mount Vernon had 12,914 residents in the 2020 census within 5.23 square miles. Census estimates for 2020 through 2024 put owner occupancy at 73.5 percent, the median value of owner-occupied housing at $836,200, and the mean trip to work at 31.1 minutes. Trail users, park concerts, public fields, bus riders, and estate visitors keep the river edge active beyond the homes behind it.
