Novi, MI

Novi's suburban transition is unusually easy to see along the Twelve Mile Road corridor. Twelve Oaks Mall occupies a large regional retail site near Novi Road and Interstate 96; roughly a mile and a half away, the 160-acre MSU Tollgate Farm preserves fields, woods, barns, gardens, and a farmhouse. The short distance separates a regional shopping district from a working educational farm. Residential subdivisions, office and industrial parks, retail centers, and remaining natural land spread beyond that pair of landmarks. Water also crosses the built landscape in two directions: Novi lies in both the Rouge and Huron river watersheds, and the city contains about two-thirds of Walled Lake at its western edge.

Advanced manufacturing and technology form a prominent part of Novi's working landscape. International firms from Japan, Germany, Canada, and South Korea operate in Novi, including Hino Motors Manufacturing, OSRAM Opto Semiconductors, Magna Seating, and HL Mando. Retail and hospitality remain visible around Twelve Oaks, while many technology and manufacturing facilities occupy office and industrial sites along the highway corridors. Fixed-route transit is comparatively recent. SMART service began in Novi in 2023, and in 2026 routes 305, 740, and 805 follow Grand River Avenue, Twelve Mile Road, and the Farmington–Novi corridor. Route 740 includes stops at Twelve Oaks and continues west through Novi to Wixom, giving the shopping and employment district a direct east-west bus connection.

The road-and-corridor development pattern accelerated after a long municipal transition. Novi Township was organized in 1832. Cityhood proposals failed in 1959 and 1962, then returned after the village council initiated another process in 1966. In May 1968, voters approved incorporation by 694 votes to 283, and the city charter took effect in 1969. Twelve Oaks opened in 1977 and helped establish the Novi Road and Twelve Mile area as a regional shopping district. Later office, hotel, exhibition, medical, and industrial uses spread along Interstate 96, Grand River Avenue, and the Twelve Mile corridor. The older township road network still organizes these centers around several major intersections. The Civic Center, Tollgate Farm, and Twelve Oaks occupy separate parts of that road grid.

Tollgate Farm keeps agriculture visible beside Novi's developed corridors. The Bassett family farmed the property from the 1830s until Adolph and Ginger Meyer bought it in 1951. In 1987, the Americana Foundation donated the buildings and eastern 60 acres to Michigan State University; the foundation retained the other 100 acres and leased them for the same educational operation. MSU now uses the whole site for agricultural and natural-resource education, with livestock, hayfields, woods, demonstration gardens, workshops, camps, a small community-supported agriculture program, and seasonal flower picking. A newer civic tradition occupies the Civic Center campus. Novi's first Diwali Fest drew an estimated 3,000 attendees in 2025. The second was scheduled for November 5, 2026, with food, performances, vendors, and fireworks. The 2026 calendar placed flower picking at Tollgate and Diwali performances at the Civic Center in separate parts of Novi.
