Olivehurst, CA

Olivehurst is a relaxed, unincorporated community in the Sacramento Valley, located just south of Marysville where the Yuba and Feather rivers meet. Home to around 16,000 residents, it offers an affordable small-town setting within easy commuting distance of Marysville, Yuba City, and Beale Air Force Base. Because it is unincorporated, local responsibilities are shared between Yuba County and the Olivehurst Public Utility District, which manages water, sewer, parks, and fire protection. Neighborhoods range from older, established streets near Ninth Avenue to newer subdivisions along the edges, so lot sizes and utilities can vary from one block to the next.

The town took root as a farming settlement in the early twentieth century, named after the wild olive trees that grew across the valley floor. Olivehurst established its identity in the 1930s, when families arrived from the Dust Bowl to build new lives around the local agricultural economy. That hardworking heritage continues today, surrounded by walnut orchards, peach groves, and rice fields. The community also maintains strong ties to Beale Air Force Base, which brings military families to the area, as well as the Yuba County Airport located right on the edge of town.

Major levee reinforcement projects over the past few decades have greatly improved flood protection throughout the basin. Even so, flood zones, elevation levels, and insurance costs still differ from parcel to parcel, so checking county flood maps early is a must. Central Valley summers regularly bring triple-digit heat, making efficient cooling and good insulation essential. You will also want to verify utility connections with the local district and see whether a property sits directly beneath the airport's flight path.

Everyday life here revolves around family routines, youth sports, and neighborhood parks. Olivehurst Community Park and Lindhurst Memorial Park stay lively with Little League games, family barbecues, and kids cooling off at the splash pads and community pool during hot summer afternoons. Local students attend campuses in the Marysville Joint Unified School District, including Lindhurst High School. While you will find friendly local markets and food trucks in town, most residents make the quick drive across the river into Marysville or Yuba City for major shopping centers, restaurants, healthcare, and entertainment.
