Pemberton, NJ

Pemberton is a Burlington County borough with 1,371 residents in the 2020 census, completely surrounded by Pemberton Township. That doughnut-shaped boundary is the first thing to know: borough streets, township roads, and shared schools overlap in daily routines even though the municipalities remain separate. The borough was incorporated in 1826 on a ridge between the North Branch of the Rancocas and Budd's Run, where David Budd operated a mill by 1740. The 94-acre Pemberton Historic District preserves the old center, including early commercial buildings and the tiny brick jail on Hough Street. School life crosses the border through Pemberton Township Schools, which serves students from both municipalities and runs from early childhood through high school.

The borough's own history is visible in the Methodist congregation founded in 1774, the old mill corridor, and the streets that once housed stores, hotels, and workers. After World War II, office parks and shopping malls pulled business away from the center, leaving the historic district to carry much of the borough's visible continuity. Living here means using a small borough center while stepping into the larger township almost immediately.
