If you are house hunting in Reston, you will quickly become familiar with the Reston Association. Most neighborhoods fall under this master association, which works alongside Fairfax County to maintain the community's signature green spaces. For an annual assessment of around $900, residents get access to 15 neighborhood pools, dozens of tennis and pickleball courts, and over 50 miles of paved trails. The tradeoff is that the association enforces strict design guidelines, so you will need approval before repainting your trim, putting up a fence, or adding a shed. For many buyers, the well-kept common areas and protected tree canopy make the rules and fees well worth it.

This setup dates back to the early 1960s, when founder Robert E. Simon bought 7,000 acres of farmland to build a planned community (and lent his initials to the town's name). His goal was to create a place where people could live, work, and play in the same neighborhood without relying entirely on cars. The original hub, Lake Anne Village Center, opened in 1965 with modern townhomes, apartments, and storefronts ringing a scenic plaza on the water. Today, Lake Anne remains a beloved historic gathering spot where locals grab morning coffee, rent paddleboats, or browse the weekly farmers market.

Reston is laid out around two distinct styles of living. Tucked into the trees are four residential village centers: Lake Anne, Hunters Woods, South Lakes, and North Point, each anchored by a grocery store, casual dining, and essential neighborhood services. Closer to the Dulles Toll Road, the environment turns more urban. Reston Town Center acts as a walkable downtown core filled with boutiques, movie theaters, high-rise apartments, and lively patio dining. Just steps away, two Silver Line Metro stations at Wiehle Avenue and Reston Town Center provide a direct commute into downtown Washington, D.C., or out to Dulles International Airport.
