Richland, WA

Sitting right where the Columbia and Yakima rivers meet, Richland has a backstory unlike almost any other city in the Pacific Northwest. Long before it grew into a modern hub, Indigenous nations lived and fished along these shores for thousands of years, and early settlers later turned the river valley into a quiet farming town of orchards and ranches. Everything changed in 1943 during the Manhattan Project, when the federal government chose neighboring Hanford for wartime plutonium production and transformed Richland into a planned city practically overnight. To quickly shelter thousands of arriving workers and scientists, architect Gustav Pehrson designed a series of letter-coded blueprints, introducing the famous Alphabet houses that still define the community.

If you go house hunting in central Richland today, you will still hear real estate agents talking about A-houses, B-houses, and ranch-style R-houses. These mid-century homes sit along curving, tree-lined streets built around central parks and neighborhood schools. What began as a wartime construction sprint has matured into some of the city's most charming neighborhoods, loved for their vintage character, large yards, and massive shade trees. Newer master-planned subdivisions have since expanded across the outskirts, but those original letter houses remain the heart of Richland's residential identity.

Richland also stands out as a major scientific and technological powerhouse. Pacific Northwest National Laboratory anchors the local economy, bringing thousands of scientists and engineers to town to work on clean energy, computing, and national security. Hanford's environmental cleanup mission and the Washington State University Tri-Cities campus also keep the job market steady, supporting specialized careers in engineering, technical research, and even wine science for the surrounding Columbia Valley vineyards. It makes for an educated, family-friendly community with solid career paths and strong local schools.

When the workday ends, life in Richland revolves around the water and the sunny high-desert climate. Howard Amon Park serves as the city's waterfront living room, where residents gather for weekend picnics, playground trips, boat launches, and the popular annual Art in the Park festival. Runners and cyclists flock to the Sacajawea Heritage Trail, a scenic paved path connecting miles of shoreline across the Tri-Cities, while boaters and paddleboarders make the most of the Columbia River. Between its sunny weather, unique neighborhood roots, and thriving economy, Richland makes a welcoming place to settle down.
