Roslyn, PA

Roslyn is a cozy Montgomery County neighborhood centered around the intersection of Easton Road, Susquehanna Road, and the local train tracks. Originally named Hillside, the community was later renamed after the commercial rose growers who farmed the area around the turn of the twentieth century. Passenger rail arrived in the 1870s, gradually transforming the quiet farmland into a convenient Philadelphia suburb. Today, Roslyn spans across two separate municipalities, with most of the neighborhood in Abington Township and a smaller section in Upper Dublin. The boundary is practically invisible along residential streets, but it determines key details like your local tax rates and school assignment.

Easton Road serves as the main commercial strip, lined with small businesses, everyday services, and bus stops right by the train station. For commuters, SEPTA's Warminster Line offers a direct train ride into Center City Philadelphia, stopping at Temple University, Jefferson Station, Suburban Station, and 30th Street. A few blocks west on Fernwood Avenue, Roslyn Park provides a great neighborhood gathering spot with sports fields, playgrounds, and the Patrick Kerr Memorial Skatepark. Between community 5K runs, youth sports, and parks within walking distance of the station, the area packs a lot of practical convenience into a compact footprint.

When looking at homes, your first step should be verifying the exact township and school district for each property. A Roslyn postal address does not automatically mean a house feeds into Roslyn Elementary in Abington, as homes on the Upper Dublin side attend a different district entirely. Since much of the neighborhood features established older homes, pay close attention to basement moisture, plumbing updates, roof condition, and electrical capacity during tours. Sandy Run also winds through the area, making storm drainage and flood maps worth checking on lower-lying lots. Stopping by during a weekday rush hour will give you a clear sense of commuter parking, train noise, and Easton Road traffic flow before you make a decision.
