Seal Beach has a unique layout that sets it apart from typical Orange County beach towns. Old Town forms the historic core along the ocean, while the suburban neighborhoods of College Park East and West offer quiet residential streets with larger yards and classic mid-century homes. The city is also home to Leisure World, a well-known gated community for active adults that makes up a significant share of the local population, along with the tiny beachfront enclave of Surfside Colony. Even though the city covers more than thirteen square miles, a huge portion of that area consists of military land and protected coastal wetlands, giving the residential neighborhoods a relaxed, small-town feel.

The community took shape through several distinct chapters of growth. Its early twentieth-century start as a quiet seaside retreat established the walkable grid near the coast. During World War II, the federal government set up the naval installation near Anaheim Bay, which permanently preserved a massive buffer of open water and marshland in the center of town. Later building booms in the 1960s introduced modern family subdivisions and dedicated retirement housing further inland. Today, these distinct sections fit together easily, giving newcomers a variety of neighborhood styles while keeping everyday traffic lighter than in neighboring coastal cities.

Old Town serves as the social heart of the community. Outdoor enthusiasts also enjoy a rare natural amenity with the Seal Beach National Wildlife Refuge, which protects nearly a thousand acres of pristine salt marsh within the naval base. These untouched tidal flats serve as a vital stop for migratory birds along the Pacific Flyway and provide habitat for local marine species, including rare marsh birds and green sea turtles. Residents can explore the refuge through free monthly guided walking tours that offer an up-close look at the coastal ecology. Situated right on the border of Orange and Los Angeles counties, Seal Beach gives residents a straightforward commute to surrounding employment hubs while letting them come home to a peaceful, unpretentious seaside retreat.
