Siesta Key is a long, sun-drenched barrier island just off Sarasota, connected to the mainland by two drawbridges: Siesta Drive up north and Stickney Point Road to the south. Day-to-day life revolves around two main commercial hubs. If you head south toward Turtle Beach, the atmosphere becomes distinctly quieter. The sand turns darker and firmer, and the county park there features boat ramps, kayak launches into the mangrove lagoons, and plenty of space for fishing. Inland, Glebe Park gives locals a spot for pickleball, soccer, and quiet dog walks away from the tourist crowds. Boaters will find plenty of canal neighborhoods with private docks, though you will want to check bridge clearances and water depth at low tide before planning your route out to the open Gulf.

Rental regulations vary drastically across neighborhoods; most single-family streets require monthly minimum leases, whereas certain condo communities permit weekly vacation rentals. The northern tip of the island falls under the City of Sarasota, while the rest belongs to Sarasota County, which changes everything from building permits to local ordinances. Beyond standard home inspections, factor in coastal maintenance realities like flood insurance, elevation certificates, seawall stability, and condo association reserve funds. It is also smart to test-drive both bridges during morning and evening rush hours so you know what your everyday mainland run actually feels like.
