The Villages is a massive, master-planned 55-plus community spreading across Sumter, Lake, and Marion counties in Central Florida. Built from the ground up for active retirees, the vast majority of residents are 65 or older, and the entire area is tailored around senior living. Because the development is so huge and spans multiple county lines, the specific neighborhood you choose really matters when house hunting. Your address determines your property taxes, utility providers, and which local community development district manages your neighborhood maintenance and local rules.

Understanding the costs is straightforward once you know how the community works. Every homeowner pays a standard monthly amenity fee that covers access to recreation centers, neighborhood pools, pickleball courts, and dozens of executive golf courses. On top of standard county taxes, newer homes usually come with an infrastructure bond balance attached to the property. This bond paid for the original construction of roads, utilities, and cart paths. You can pay the bond off in a lump sum, and many older resale homes have already had their bond balance paid off entirely.
