To locals and real estate agents, it often refers to the sprawling, unincorporated stretch of northern Bexar County that has boomed over the last decade. At the same time, it is the name of the original master-planned neighborhood built here decades ago. Because Timberwood Park is unincorporated, there is no city hall or mayor. Instead, Bexar County handles law enforcement, local utility districts manage water and power, and homeowners associations oversee neighborhood standards.

The original community started in the late 1970s on former Hill Country ranch land. It set the tone for the area with custom-built homes, quiet winding streets, mature live oaks, and generous half-acre lots. Positioned conveniently between US-281 to the east and Blanco Road to the west, the area offers an easy commute toward San Antonio while keeping a peaceful, semi-rural vibe. Over the years, several newer subdivisions cropped up along Borgfeld Road and Canyon Golf Road under the wider Timberwood banner. Because of that patchwork growth, two homes right down the street from each other can have completely different HOA rules, property restrictions, and utility providers.

The biggest difference comes down to neighborhood perks, specifically the original section's private 30-acre park. This central green space features a seven-acre stocked fishing lake, a swimming pool, sports courts, walking trails, and a short-game golf course. Access is strictly reserved for homeowners within the original Timberwood Park development, and nearby subdivisions cannot buy memberships. If you are looking to relocate here, always look past the mailing address and confirm the exact subdivision boundaries and HOA amenities for any property you consider.
