About Vincent

A Vincent address can identify the same small community as Covina or Azusa: addresses south of Arrow Highway use Covina and ZIP code 91722, while those to the north use Azusa and 91702. Public school assignments likewise divide between Azusa Unified and Covina-Valley Unified. Los Angeles County planning documents instead call the area East Irwindale. The name overlap sits atop a very specific physical pattern. Roughly one and a half square miles are predominantly residential, with curving streets, cul-de-sacs, and frontage roads along major corridors. A rail corridor bisects the area, while the San Dimas and Little Dalton washes run between blocks of homes.

A 2024 county survey found that more than 96 percent of existing buildings were at least 50 years old, with the largest share constructed in the 1950s. Commercial uses occupy only a small part of the land and cluster along roads such as Arrow Highway, Vincent Avenue, and Irwindale Avenue. Valleydale Park in the northern part of the community is its only park. It includes a senior neighborhood center, and its splash pad operates daily from May through September. Foothill Transit Line 185 runs along Irwindale Avenue and Arrow Highway, connecting this side of the community with Irwindale Station and Azusa.

With 15,714 residents in 2020, Vincent had about 10,669 people per square mile. Housing estimates for 2020-2024 put owner occupancy at 78 percent, the median owner-occupied value at $634,700, and median monthly costs at $2,407 for mortgage holders and $2,064 for renters. Households averaged nearly four people, and workers averaged about 31 minutes of travel to work. The same period's profile recorded 72 percent of residents as Hispanic or Latino, 16 percent as Asian, 36 percent as foreign-born, and 64 percent of people age five or older speaking a language other than English at home.
