In Wailea, hotel and condominium frontage does not eliminate public access to the shore. Maui County lists Polo Beach Park and Ulua-Mōkapu Beach Parks as free public facilities maintained by the Wailea Community Association. Polo provides public parking, restrooms, a shower, picnic tables, grills, and accessible facilities; Ulua-Mōkapu also has parking, restrooms, showers, and partial accessibility. Neither has a lifeguard, an important practical limit for swimmers and paddlers. A roughly one-and-a-half-mile coastal path links several beaches, resorts, and restaurants, while Keawakapu Beach continues north toward Kīhei. For trips beyond the shoreline, Maui Bus Route 10 runs between Kahului and Wailea Ike Drive seven days a week, and a separate Haiku-Wailea commuter route serves workers traveling between North and South Maui. This public realm sits inside an expressly designated resort district. Maui County code permits transient vacation rentals within the mapped Wailea Resort Area, and the county's approved short-term-occupancy list includes numerous Wailea condominium properties.

The local economy reflects that concentration: Census business data reported $913 million in accommodation and food-service sales in 2022. Wailea had 6,027 residents in the 2020 census, but its age and housing profile differs markedly from many working communities on Maui. During 2020-2024, 40 percent of residents were 65 or older and only 10 percent were under 18. Owners occupied 70 percent of homes, the median owner-occupied value was $1,534,800, and median monthly costs for mortgage holders reached $3,381; median gross rent was $2,554. Median household income was $90,000, while the poverty estimate was 14 percent. The civilian labor-force share was 48 percent, and workers averaged about 18 minutes of travel to work. Public beaches and bus service therefore coexist with very high housing costs, an older resident profile, and a tourism economy built directly into the district's land-use rules.
