Avondale, AZ

Avondale’s main destinations are spread among several distinct centers. Western Avenue and the Sam Garcia Library define Old Town. The Civic Center and The BLVD form a newer cluster north of Interstate 10, while Phoenix Raceway occupies the city’s far southern reach near the Gila River. The Agua Fria River channel crosses between these areas as neighborhoods and businesses extend on both sides of the freeway. McDowell Road adds a health-care corridor, while newer housing reaches south toward the Estrella foothills. By March 2026, Avondale had passed 100,000 residents, up from 89,334 in the 2020 census. That growth is appearing in several centers at once, separated by Interstate 10 and the Agua Fria corridor.

Old Town began at a river crossing. William “Billy” G. Moore arrived in 1880, called the place Coldwater for the Agua Fria and a nearby spring, and operated a saloon, store, and stage stop used on journeys from Tucson toward northern Arizona and California. The post office moved near Avondale Ranch in 1896, and the ranch name became the community name. Ranching, the railroad, and cotton production then shaped Western Avenue. Avondale incorporated on December 16, 1946. A.B. Sernas Plaza beside the library honors Sernas and his wife Francisca, who worked for Goodyear Farms as field laborers in Camps 50 and 52. The street hosted Avondale Fiesta on May 2, 2026. Its program centered Mexican culture through food, art, and performances, turning the historic commercial street into a current cultural venue.

Nearby plazas and locally owned businesses keep daily activity on Western Avenue between special events. Fire Station 171 opened nearby in November 2025 with public art, shaded outdoor space, and a community lobby. Interstate 10 and McDowell Road support much of Avondale’s commercial and working life. Medical offices and treatment facilities line the Health-Tech Corridor. Two industrial buildings, each covering 100,000 square feet, were completed near that corridor in 2025. The adopted General Plan directs future development around these corridors toward manufacturing, logistics, technology, health care, and motorsports. Near City Hall, The BLVD combines apartments, restaurants, hotels, and the Randall McDaniel Sports Complex. New restaurants opened there during 2025, while a master developer was selected for additional work; the district already contains active destinations alongside unfinished portions of the city’s plan.

Phoenix Raceway gives Avondale a national sports role, and NASCAR’s 2026 calendar places Cup Series weekends at the one-mile track in March and October. Beside the raceway, Monument Hill marks the starting point of Arizona’s 1851 land survey. Festival Fields and Alamar Park serve southern neighborhoods, while Civic Center Park and the Aquatics Center provide gathering places north of I-10. Multi-use paths follow the Agua Fria, Van Buren Street, and the treatment wetlands at Crystal Gardens. Those wetlands perform water-treatment work for the city while residents use more than four miles of paths along the treatment ponds, which support over 150 documented bird species.
