Bull Run CDP (Prince William County), VA

Bull Run in Prince William County is a compact, heavily developed community just north of the independent City of Manassas. It is a separate census place from the roomier Fairfax County Bull Run across the county line. Here the main spine is Sudley Road, with Ashton Avenue, Sudley Manor Drive, Williamson Boulevard, and a tight web of apartment, townhouse, and subdivision streets branching away from it. Manassas mailing addresses are common even though the area is outside the city. Homes sit close to shopping centers, medical offices, schools, county facilities, and the large retail footprint around Manassas Mall, giving Bull Run a busier and more urban feel than many unincorporated parts of Prince William.

The corridor grew around driving and regional retail. Sudley Road connects central Manassas with Interstate 66 and the edge of Manassas National Battlefield Park, and decades of shopping-center construction left broad parking lots, frequent driveways, and difficult crossings. The wider corridor contains more than 2.8 million square feet of leasable retail space, including several centers now considered ready for major reinvestment. County plans call for older commercial parcels to evolve toward mixed-use development with housing and better walking connections. The owners of Manassas Mall have proposed adding 1,041 homes and new retail; it remains only a redevelopment proposal. Road work planned for the Battleview-to-Godwin section is likewise focused on intersection changes, access management, and pedestrian improvements.

Bull Run Library on Ashton Avenue is one of the clearest community gathering places away from the shopping strips. The 25,000-square-foot branch reopened after a 2022 renovation with study rooms, children's and teen areas, a large meeting room, public computers, and a hands-on makerspace. The nearby Sudley North Government Center adds county services in the same general area. Apartment courtyards, school grounds, faith communities, and small businesses carry much of the neighborhood's everyday life, while Sudley Road handles nearly every longer trip. Bull Run has no incorporated government or old downtown of its own; its identity comes from the dense residential districts and service corridor between Manassas, the battlefield, and Interstate 66.
