Cibolo, TX

Cibolo started out as a quiet railroad stop and farming hub along Cibolo Creek, but over the past couple of decades it has become one of the fastest-growing suburbs in the greater San Antonio area. The city takes its name from the Native American word for buffalo, reflecting its early days as rural farm country. Today, master-planned subdivisions, brand-new schools, and expanding shopping centers fill the valley. Even with the population climbing from around 15,000 in 2010 to roughly 40,000 today, you can still catch that classic small-town feel around the old railroad tracks and the historic brick storefronts along Main Street.

Location is a huge draw for newcomers. Tucked between Interstate 35 and Interstate 10 along FM 78 and FM 1103, Cibolo offers a straightforward commute into San Antonio, New Braunfels, and especially Joint Base San Antonio-Randolph right next door. Getting outside and connecting with neighbors is easy here. Niemietz Park serves as a central gathering spot with ball fields, walking paths, and an all-inclusive playground, while Schlather Park offers a 9-hole disc golf course and shaded walking trails. The city also features a fishing pond, community sports complexes, a YMCA, and the Miracle League Field for athletes of all abilities. Downtown Main Street stays lively throughout the year with family-friendly events. Summer Nights brings food trucks, outdoor movies, and splash days, while the annual Cibolofest in October draws big crowds for live music, carnival rides, and local food vendors.

Because Cibolo grew in distinct waves, nearby subdivisions can have very different HOA rules, tax rates, and school feeder zones within the popular Schertz-Cibolo-Universal City school district. You will also want to check ongoing road expansion projects along FM 1103 and FM 78, which are actively upgrading to handle commuter traffic. If you are looking at properties near Cibolo Creek or low-lying greenbelts, verify whether the parcel requires flood insurance before making an offer. Taking time to research the specific pocket of town helps you find a home that fits your routine and budget.
