Cocoa, FL

Cocoa sits on the mainland side of the Indian River Lagoon, right across the water from Merritt Island and the Atlantic beaches. The town got its start in the late 1800s as a quiet riverfront citrus and trade outpost along the Florida East Coast Railway. When the space program took off at nearby Cape Canaveral in the 1950s and 1960s, Cocoa grew quickly, developing into a classic Space Coast community that still holds onto its original small-town charm.

The centerpiece of the city is Historic Cocoa Village, a walkable downtown district filled with shaded brick walkways, mom-and-pop shops, casual cafes, and the long-running Cocoa Village Playhouse. Right along the water, Cocoa Riverfront Park provides open green space, a boardwalk, an outdoor amphitheater, and boat ramps for days out on the lagoon. Getting around is easy, with U.S. 1 running north-south through town and State Road 520 offering a direct path east to the beach or west toward Orlando.

For everyday living, Cocoa offers a practical mix of convenient housing, local education, and strong ties to the regional aerospace economy. A shared campus for Eastern Florida State College and the University of Central Florida provides solid higher education options, alongside clean-energy research at the Florida Solar Energy Center. It provides an easygoing riverfront lifestyle with great water access, all while keeping residents within a quick commute of major Space Coast employers.
