Davidson, NC

Davidson developed beside a college rather than around a courthouse or industrial works. The first Davidson College students arrived in March 1837, and the town that grew alongside the school incorporated in 1879. In fall 2025, the college enrolled 1,860 undergraduates, a substantial presence beside the town's July 2025 estimate of 16,662 residents. Its 600-acre campus is an accredited Level I arboretum, with a managed tree inventory and grounds whose planting history reaches back before the Civil War. College lectures, exhibitions, performances, and Division I athletics add another calendar of activity immediately beside Main Street. Davidson's municipal spaces have their own pattern. More than six miles of town greenways include the 2.8-mile Randall R. Kincaid Trail, which follows wooded land beside part of the South Fork of the Rocky River and supports more than one hundred documented bird species.

The 2026 town calendar placed First Fridays on Main Street from April through November, alternating Saturday concert series through much of spring and summer, two art festivals, Town Day, a community breakfast, and three nights of Christmas in Davidson. The town's growth and housing profile are measurable alongside that public program. The July 2025 estimate was 10.0 percent above the April 2020 estimate base. Four of every five homes were owner-occupied during 2020 through 2024; median owner-occupied value was $687,700, and median gross rent was $1,652. Three-quarters of adults age 25 or older held at least a bachelor's degree, and the mean trip to work was 24.2 minutes. College grounds, greenways, Main Street, and the Town Green each support a different portion of Davidson's present-day community activity.
