About East Massapequa

The eastern third began using Massapequa mailing addresses in 1975 and was later folded into the East Massapequa census-designated place, although the older name still appears on some maps. The CDP covers 3.38 square miles in the Town of Oyster Bay. The 2020 census recorded 19,854 residents. Most land is residential, with single-family neighborhoods beside commercial properties along Sunrise Highway. Town facilities supply much of the shared recreation available to residents. Marjorie R. Post Community Park, a major Oyster Bay facility in the Massapequa area, covers 42.5 acres and combines playgrounds, picnic and barbecue space, tennis and handball courts, basketball, a lakeside walk, pools, a seasonal ice rink, roller hockey, bocce, volleyball, and a town preschool. Its pools opened for the 2026 season from June 27 through September 7, with membership registration limited to Town of Oyster Bay residents. The park was also one of five sites for the town's 2026 full-day summer recreation program; its enrollment capacity was 500 children.

Year-round programming includes services for disabled town residents at Post Park; for 2026, the town also scheduled a fall family festival and holiday lighting program there. The former Sunrise Mall remains the area's largest unresolved land-use story, but its status is more complicated than a single closure date. Urban Edge Properties reported that the 1.228-million-square-foot property was 5.1% leased as of September 30, 2025, with Dick's Sporting Goods listed as a tenant, contradicting the April 2025 closure claim. In a filing dated March 31, 2026, the company said it held an 82.5% controlling interest and was under contract to sell one parcel for $75.9 million, subject to closing conditions and regulatory approvals. Those filings establish a sparsely occupied property and a pending partial transaction, not a completed redevelopment.
