Fairview Beach sits on the south bank of the Potomac River in northwestern King George County, about seven miles north of the county seat. Fairview Drive, also State Route 696, runs north from Virginia Route 218 into the settlement, where Riverview Drive and a group of short beach streets follow the shoreline. Passapatanzy is about six miles to the southwest, but the river is the feature that gives Fairview Beach its orientation. The county map shows a small settlement pressed between the road network and the broad Maryland-facing waterway.

The Fairview Beach Residents Association holds meetings at the firehouse and organizes the common beaches, boat ramp, and shared areas for residents and their guests. The marina at 6338 Riverview Drive adds a long-standing boating reference point on the Potomac and is currently undergoing renovation. County planning maps show the settlement as a distinct riverfront neighborhood with residential streets, marine views, and small commercial pockets. Fairview Beach is less a conventional town center than a shoreline community whose roads, association, and marina all point back to the Potomac.
