Kendale Lakes, FL

Kendale Lakes is an unincorporated Miami-Dade community whose name describes a built landscape as much as a jurisdiction. Much of western Kendale Lakes traces to the roughly 410-acre Kendale Lakes West golf course. County approvals in 1969 paired the course and lake excavations with residential and commercial zoning. The course closed in the early 1980s, and much of the land was later replatted for residential and nonresidential use. Curving streets, townhouse and apartment clusters, and water-lined subdivisions now occupy much of that former course area. A special taxing district follows much of the lakes-and-common-area landscape left by that redevelopment.

Kendall Drive, signed as Southwest 88th Street, is the clearest east-west spine. A 2018 county planning study described the section between Southwest 137th and 157th avenues as a six-lane divided road and documented the mix of townhouses, apartments, churches, shops, and services along it. Florida's Turnpike lies east of this studied stretch, and Miami-Dade's current Route 38 serves Kendale Lakes on its run toward Kendall Hospital, Tropical Park, and Coral Gables. With no municipal center, errands and public services are dispersed among commercial plazas and county facilities. The grid of numbered avenues is interrupted by the loops and lakes of the original development, so trips that appear short in a straight line often follow a few larger roads back to Kendall Drive.

Two county-run sites concentrate community programs near Kendall Drive. Kendale Lakes Park on Southwest 142nd Avenue houses a recreation building and a Therapeutic Recreation and Inclusion after-school program with fitness, literacy, art, music, and homework activities. About a mile west on Kendall Drive, the Kendale Lakes Branch Library provides a meeting room, drive-up Wi-Fi, printing, and a 2026 calendar that includes English conversation practice, tutoring, crafts, exercise, and children's programs. In April 2025, the library also opened Sips and Stories, a student-run pop-up café created with Learning Links School to give young adults practical work experience in a public setting; the branch still listed the café among its amenities in 2026. Along a short stretch of Southwest 88th Street and 142nd Avenue, the library, café, park programs, shops, and bus service supply much of the shared routine that a city hall district would provide elsewhere.

Because Kendale Lakes is unincorporated, Miami-Dade handles local services through county departments and the special taxing district. Its seven-member advisory board assigns one resident to each district region and advises the county on how assessment funds are used. County commissioners appointed and reappointed board members in January 2026; another public advisory meeting followed in April. The district's work includes landscape maintenance, aquatic-weed control in its lakes, and upkeep of community walls and entrance features. Those duties follow the taxing-district boundary, while the park, library, and bus route belong to separate county systems. Maintenance for a particular lake or shared entrance can follow a special assessment even though the broader community has no municipal government.
