Lake Mohawk began in the 1920s as a planned summer colony, designed with Swiss Alpine architecture tucked into the hills of Sussex County. Over the decades, it has evolved into a welcoming year-round neighborhood centered around Lake Mohawk and Upper Lake. The focal point is White Deer Plaza and the iconic wooden boardwalk, where Bavarian-style buildings house local shops, cafes, and waterfront dining. Most of the community sits in Sparta Township, though sections extend into Byram, which means your town services and school districts can vary depending on which street you choose.

If you are house hunting here, it helps to understand how the private community works. Most properties belong to the Lake Mohawk Country Club Reservation, which includes annual dues for private road plowing, beach upkeep, and lake management. Having lake privileges does not automatically guarantee a boat dock slip, so check current waitlists if you own a boat. Any exterior renovations or additions will generally need approval from both the local township and the club's review board. Since many houses sit on steep, wooded terrain and date back to the early 1900s, be sure to inspect drainage, retaining walls, winter driveway access, and septic records.

Boating, kayaking, and waterskiing dominate the warmer months, while Upper Lake stays peaceful thanks to a ban on gas-powered boats.
