Longboat Key, FL

Longboat Key is a narrow barrier island situated between the Gulf of Mexico and Sarasota Bay. Home to around 7,500 year-round residents, the eleven-mile island is split across the middle between Manatee and Sarasota counties. Gulf of Mexico Drive runs the entire length, serving as the main spine connecting quiet residential pockets, beachfront condos, golf courses, and marinas. The west side is lined with soft white sands and open Gulf waters, while the east side features sheltered canals and mangrove shorelines popular with boaters. Up at the northern tip, the historic Longbeach Village area offers quiet cottage streets and resident peacocks, while the southern end leans toward luxury resort communities.

The island started out as a quiet fishing and farming settlement before evolving into an upscale residential haven. Development picked up speed in the 1960s and 1970s with the construction of modern condominiums, but local leaders acted early to establish strict zoning codes. Thanks to those growth limits, the island avoided dense commercial strips, towering high-rises, and rowdy tourist crowds. Instead, manicured landscaping, wide multi-use trails, and private beachfront communities define the scenery. The atmosphere stays relaxed year-round, catering to retirees, seasonal snowbirds, and second-home owners who value privacy.

Daily life here revolves around the water and outdoor recreation. Bayfront Park serves as a central hub with pickleball and tennis courts, a dog park, a playground, and a kayak launch right on Sarasota Bay. Just down the road, Joan M. Durante Park provides shaded boardwalks winding through 32 acres of restored coastal wetlands. You will find excellent local dining on the island, ranging from waterfront fish houses in the Village to upscale resort dining at the south end. When you want shopping, galleries, and live theater, St. Armands Circle and downtown Sarasota are an easy drive over the southern bridge. You can also catch the Breeze OnDemand shuttle for simple curb-to-curb rides across the island and into neighboring shopping districts.

Living on an island comes with specific practical considerations. Gulf of Mexico Drive is the only road across the key, and both ends rely on drawbridges. Traffic picks up noticeably between January and April when seasonal visitors arrive, so it pays to test your commute during peak hours. You will also want to verify which county your property falls in, because Manatee and Sarasota counties have different property taxes and municipal services. Island homes fall into evacuation zones, so budgeting for wind and flood insurance is a must. If you are shopping for a condo, check recent building milestone inspections, HOA reserve funds, and pending assessments. For single-family homes, give extra attention to roof condition, elevation certificates, and seawalls before putting in an offer.
