Manhattan Beach, CA

Manhattan Beach divides into compact sections between the ocean and Aviation Boulevard. The Sand Section and Downtown meet the beach around the pier; the North End and El Porto continue along the coast near the northern boundary. El Porto's thirty acres joined the city by annexation in November 1980. Inland names include the Tree Section, Hill Section, Eastside, Liberty Village, and Manhattan Village. These informal labels help locate homes relative to the water, downtown, and the slope toward Sepulveda Boulevard. Commercial life follows the same split: Downtown concentrates shops, restaurants, civic buildings, and events near the pier, the North End has a separate business district, and Sepulveda carries inland errands and office work. Bruce's Beach joins a national restitution story with current neighborhood disruption.

Willa and Charles Bruce bought Strand property in 1912 and created a resort for Black beachgoers excluded elsewhere. By 1916 it included a restaurant, dance hall, changing rooms, and showers. After harassment, the city used a racially motivated eminent-domain action against the Bruces and other Black owners in the 1920s. Los Angeles County returned the parcel it controlled to the Bruces' heirs in July 2022; the heirs sold it back to the county for $20 million on January 30, 2023. The city installed a park plaque and adopted an apology that year. In July 2026, stormwater-project drilling and parking changes were active around Bruce's Beach, with closeout expected in summer 2027. The project is designed to store runoff below ground and let it infiltrate, reducing polluted discharges from the 28th Street drainage area to the Pacific Ocean.

The pier concentrates the city's most visible public calendar. Built in 1920, it is the oldest concrete pier on the West Coast. The Manhattan Beach Open began as an amateur volleyball tournament in 1960 and later joined the professional tour; bronze volleyball plaques honoring winners line the pier's Walk of Fame. The 2026 Open was scheduled for August 13 through 16 on the sand south of the pier. The International Surf Festival and Charlie Saikley 6-Man tournament occupied the waterfront in late July and early August, mixing elite, amateur, and youth events. The pier serves as civic monument, tournament backdrop, memorial walkway, and the point where Downtown streets reach the Pacific.

Sepulveda Boulevard gives the inland city a substantial working identity. Manhattan Village occupies the northern part of the corridor, and Skechers maintains headquarters and design offices nearby. Medical and financial offices, automobile businesses, fitness studios, restaurants, and smaller firms fill other properties. State Route 1 traffic also makes Sepulveda a major South Bay transportation spine, distinctly different from the pedestrian and visitor activity near the shore. The result is a two-sided daily map: beach events and storefronts around the pier, then corporate, medical, retail, and service work along Sepulveda. Homes in the named sections sit between those centers, climbing away from the ocean toward the boulevard and Aviation.
