Merrifield, VA

Merrifield's most visible center grew from land once planned for industrial use. Fairfax County approved the 31.37-acre Mosaic District in 2007, combining housing, retail, hotel and office space, urban parks, and pedestrian-oriented streets. Mid-rise buildings now place shops and restaurants below homes and offices around a community plaza. In summer 2026, the district's recurring calendar used those shared spaces for a Sunday FRESHFARM market, outdoor movies, children's arts performances, yoga, and free all-ages concerts. The schedule shows how the planned plazas function after construction rather than leaving "mixed use" as an abstract planning label. Transit forms Merrifield's second core. The station is served by Fairfax Connector routes 401, 402, 462, and 467.

County planning envisions it and Mosaic as two cores linked by a main street along Merrilee and Eskridge roads, yet the same 2023 staff report records sidewalk gaps south of Strawberry Lane, no bicycle facilities on Eskridge Road, and a shortage of urban park space. The built pedestrian network remains incomplete across the whole suburban center. Merrifield covered 2.70 square miles and had 20,488 residents in 2020, up from 15,212 in 2010. Its social profile is as important as its physical redevelopment: during 2020-2024, 45.7 percent of residents were foreign-born and 54.0 percent of people age five and older spoke a language other than English at home.
