San Tan Valley, AZ

San Tan Valley had an unusual path to townhood, having already grown to nearly 100,000 residents before officially incorporating in 2025. For years, it was one of the largest unincorporated communities in the country, managed directly by Pinal County. Today, with a newly formed town council and local leadership taking charge of planning and development, the area is establishing its own civic identity. For prospective movers, it provides an affordable entry point into the Greater Phoenix region with plenty of newer housing developments, mountain views, and a friendly suburban atmosphere.

Situated south of Queen Creek and north of Florence, the valley features a mix of master-planned subdivisions, spacious custom home parcels, and pockets of rural horse property. Just to the west, San Tan Mountain Regional Park encompasses over 10,000 acres of preserved Sonoran Desert.
