Sunrise Manor, NV

Sunrise Manor is a large, diverse community tucked along the eastern edge of the Las Vegas Valley, resting right against the backdrop of Frenchman and Sunrise mountains. Home to over 200,000 residents, it offers some of the most accessible home prices and rental options in the region. The area spans roughly forty square miles, featuring a mix of quiet hillside neighborhoods, busy shopping plazas, and convenient apartment communities. Up near the foothills, you can find spacious ranch-style homes with panoramic views of the valley, while the central avenues along Nellis, Charleston, and Lake Mead boulevards hold most of the local dining and everyday retail.

Nellis Air Force Base anchors the northern side of town and serves as one of the area's largest employers. Military families and civilian contractors form a big part of the local community, and catching fighter jets soaring across the desert sky is an ordinary part of daily life. The district around the base supports a steady commercial hub with distribution centers, logistics warehouses, and light industrial jobs. Moving south and east toward the foothills, the surroundings quickly transition into established residential tracts and family neighborhoods.

Commuting is manageable thanks to a grid of major surface streets connecting directly to Downtown Las Vegas and the Strip. Broad avenues like Boulder Highway, Fremont Street, and Nellis Boulevard carry daily traffic and feature frequent bus routes through the Regional Transportation Commission. These main corridors provide quick access to grocery stores, medical clinics, and local shopping centers. Since Sunrise Manor is an unincorporated community, Clark County oversees municipal services, zoning, and neighborhood road maintenance.

Recreation is centered around the eastern slopes, where Hollywood Regional Park offers sports fields, walking paths, an aquatic center, and a skate park, along with great views of the Las Vegas skyline. Community centers such as Bob Price and Parkdale provide fitness facilities, youth programs, and seasonal events for neighborhood families. In addition, the Sunrise Library serves as a welcoming spot for remote work, tutoring, and community activities, while nearby trails give hikers direct access to the desert mountains.
