Sunrise Manor, NV

Sunrise Manor is a large Las Vegas Valley community with no municipal government of its own. The 2020 census counted 205,618 residents, yet Clark County commissioners govern the area with advice from a town board established under a 1973 ordinance. County departments, rather than a mayor or city council, handle land-use decisions and most municipal-style services. Frenchman and Sunrise mountains form the eastern wall; Nellis Air Force Base cuts deeply into the north; and long arterials cross extensive residential neighborhoods. The base's footprint interrupts the northern street grid. Lower-density estate lots appear near the foothills, while apartments and commercial buildings are more common along Fremont Street and Boulder Highway, Nellis Boulevard, Charleston Boulevard, and Lake Mead Boulevard. With no traditional downtown, local errands, public services, and gathering places are dispersed across roughly forty square miles.

Nellis is both a geographic boundary and the area's largest distinctive workplace. The base and Nevada Test and Training Range support advanced aircrew training, tactics development, and weapons testing. In July 2026, Air Force flight operations there included F-35 instructor training, an aggressor squadron that replicates enemy tactics, F-15 tactics instruction, and operational testing of fighters and munitions. Warehouses, distribution buildings, and light-industrial properties cluster around the base, especially north of Carey Avenue. This concentration gives northern Sunrise Manor a working landscape of military gates, aircraft operations, industrial yards, and logistics buildings quite different from the residential tracts farther south and east. Boulder Highway and the military airfield set Sunrise Manor's early development pattern.

The highway was built toward Railroad Pass during Boulder Dam construction in the 1930s, and Las Vegas Army Airfield—now Nellis—followed in the 1940s. Clark County created the unincorporated town in 1957 and enlarged its eastern boundary in 1996. Sunrise Manor later developed without a freeway through its center, increasing the importance of Boulder Highway, Fremont Street, Nellis, Charleston, and Lake Mead for trips across the community and into Las Vegas. RTC buses serve those surface corridors, including the Boulder Highway Express. Commercial strips carry most day-to-day services, while the county's plan calls for reinvestment and transit-supportive development along Boulder Highway and Fremont Street. County-run facilities provide the local civic network. The Sunrise Manor Town Advisory Board meets at the Hollywood Community Services Center and sends recommendations to county officials; its posted 2026 calendar continued meetings on Thursdays preceding the first and third Tuesday of each month.

The center is part of Hollywood Regional Park, whose ball fields, aquatic center, paths, and large skate park make it a recreation complex as well as the meeting place for local government. Sunrise Library, east of Nellis Boulevard on Harris Avenue, offers study rooms, computers, Wi-Fi, and recurring programs. Parkdale and Bob Price recreation centers serve other parts of the community. Clark County's master plan identifies a shortage of park acreage, a practical constraint in a place where public rooms are already scattered among long corridors beneath the eastern mountains.
