The Hammocks, FL

The Hammocks is an unincorporated part of western Miami-Dade County whose census name overlaps with a large privately planned community. County preservation research traces development to the mid-1970s and identifies it as a notable cluster-planned example of late-postwar, higher-density suburban design. It has no municipal government. Miami-Dade provides planning, parks, transit, and other public facilities, while the Hammocks Community Association manages common property for its member neighborhoods. The shared name can obscure three distinct layers: the broader census-defined area, the private association, and county facilities serving the wider community. A place carrying the Hammocks name may have a county operator, an association operator, or simply a location within the census area. The governing association, if any, depends on the individual address.

Hammocks Boulevard ties together many of those layers. Association rules govern lakes, greenbelts, pathways, beach areas, and recreation buildings. The association's main clubhouse sits on Hammocks Boulevard, and Wild Lime Recreation Center occupies another site on Southwest 147th Avenue. Its privately managed system also includes a lake volleyball court. Hammocks Community Park, by contrast, is a Miami-Dade facility on the boulevard. Its recreation center, playground, lighted baseball field, and handball, racquetball, and teqball courts support year-round programs, with Fit2Play camps scheduled there from June 8 through August 7, 2026. Association open space and county recreation sit close together, with different rules, funding, and eligibility.

The West Kendall Regional Library puts a major county service center inside Hammocks Town Center. It opened there on December 10, 1990, as the first public library in West Kendall and remains Miami-Dade's only regional library located within a shopping center. Hurricane Andrew damaged the building in August 1992; it reopened in March 1994 and now occupies 45,731 square feet. Its Coworking Center offers remote workers and small firms shared workspace, business workshops, and access to employment and government-assistance resources. Meeting rooms, an auditorium, and the YOUmake creative technology area support classes, public meetings, and hands-on projects. The arrangement puts practical work support beside library and civic programming under one roof. Miami-Dade held a long-range planning workshop there in March 2026, giving this unincorporated area a forum in a place with no city hall.

Metrobus Route 204 provides weekday peak limited-stop service from West Kendall Terminal through The Hammocks and Miami Dade College's Kendall Campus to Dadeland North Metrorail Station. Route 88 serves Kendall Drive along the area's northern side to Dadeland North, and the county transit map marks a park-and-ride at Hammocks Town Center. Route 88 also reaches Baptist Hospital and operates on weekdays and weekends, adding a hospital connection outside the limited-stop peak window. These links place the shopping-center library on a route toward college and rail, while Hammocks Boulevard carries traffic among homes, parks, association facilities, and Kendall Drive. Along that boulevard, a county library and county park sit near association lakes and pathways. They share a community name, yet each has a different operator and form of access.
