Upper Montclair feels like its own distinct village within Montclair Township, centered around a charming, walkable downtown where everyday essentials sit right next to the train station. Originally settled as farmland in the early 1700s, the area grew into a commuter haven once the railroad arrived in the late nineteenth century. Today, around 13,000 residents call this northern pocket home. While it maintains its own postal identity and unmistakable neighborhood vibe, it shares municipal services, public schools, and property taxes with the rest of Montclair.

The heart of the neighborhood sits at the intersection of Valley Road and Bellevue Avenue. Tudor-style storefronts house independent cafes, bakeries, boutiques, and neighborhood restaurants right beside the Upper Montclair station on the Montclair-Boonton Line. Just across the tracks, Anderson Park provides an expansive green space designed by the famous Olmsted Brothers, complete with paved walking loops and open lawns for weekend sports. Living near the center makes running errands on foot effortless, whether grabbing coffee before the morning commute or walking the dog after work. If you tour houses close to the business district, visit at different times of day to get a realistic feel for train horns and bustling weekend foot traffic.

Local gathering places give the neighborhood a warm, relaxed character across every season. The historic Bellevue Avenue Branch Library hosts regular storytimes, book sales, and community events in a cozy, century-old building. Uphill toward the ridge, the famous Presby Memorial Iris Gardens bursts into bloom each May and June, blanketing the hillside in thousands of vibrant colors. Right next door, Mountainside Park features a municipal pool, public tennis courts, and a popular winter sledding hill. Between summer pool days, spring strolls through the gardens, and year-round library programs, finding outdoor recreation and meeting neighbors is simple.

If you are shopping for a home, expect beautiful older architecture ranging from turn-of-the-century Victorians and stately Tudors to classic Colonials and Craftsman houses. Because so many properties have historic character, doing thorough due diligence before closing is essential. Exterior renovations on designated historic streets may require approval from the local preservation commission, and buyers should always verify through township records that past permits have been properly closed. Even though real estate listings and commuter stations feature Upper Montclair by name, remember that all tax assessments, zoning rules, and municipal services are managed directly through Montclair Township.
