Washougal, WA

Sitting right at the western entrance to the Columbia River Gorge, Washougal blends dramatic Pacific Northwest scenery with a down-to-earth small-town vibe. The Columbia River forms the city's southern border, while the clear waters of the Washougal River curve around the north side of town, offering stunning views of Mount Hood on clear days. Indigenous Chinook tribes long gathered along these riverbanks, naming the area after its rushing waters. Later settled as a timber and manufacturing hub in the early 1900s, Washougal still honors its working roots, anchored by the iconic Pendleton Woolen Mill that continues to spin wool near downtown.

A pedestrian tunnel conveniently connects the downtown core directly to Steamboat Landing and the Columbia riverfront trail. For commuters, State Route 14 provides an easy drive west into Vancouver and Portland, while neighborly Camas sits right next door for extra dining and shopping options. The town is also expanding its civic spaces, with a spacious new community library joining the downtown core to host youth programs and neighborhood gatherings.

Just up the road, Hathaway Park and popular spots like the Sandy Swimming Hole provide riverfront trails, fishing access, playgrounds, and places to cool off during warm summers. During the sunny months, locals gather at Reflection Plaza for Friday markets featuring local produce, food trucks, and live music, creating an easygoing community atmosphere.

With a population of around 18,000, Washougal attracts people looking for extra breathing room without feeling disconnected from the city. The local housing market offers a healthy mix of options, ranging from historic downtown homes and riverfront condos to newer subdivisions and custom hillside houses tucked into the trees. When exploring different neighborhoods, keep in mind how elevation and terrain play a role in your daily routine. Homes up on the bluffs often boast incredible Gorge vistas, but they also experience stronger winter winds and steeper commutes than properties closer to Highway 14.
