West Mountain, UT

West Mountain is a quiet rural community nestled along the southern shore of Utah Lake, right at the base of the peak that shares its name. Home to around 1,200 residents, the area is known for its sprawling fruit orchards, horse properties, and custom homes on spacious lots. Living here gives you big open skies and panoramic views across the water to the Wasatch Range, while still keeping you connected to the rest of Utah County.

Local students attend Nebo School District, and everyday conveniences are close at hand, with groceries, dining, and healthcare just a short drive away in Payson and Spanish Fork. Provo and the rest of the Wasatch Front are within an easy commute for work, universities, and regional shopping. Outdoor recreation is right out the back door, from boating and fishing at Lincoln Beach to exploring the foothill trails.
