Mystic Island is a laid-back waterfront community in Little Egg Harbor where life revolves around the water. Located at the southern tip of Ocean County, the neighborhood was carved out of coastal marshes in the 1960s, originally taking its name from the historic radio tower that once stood near Radio Road. Today, a maze of calm tidal lagoons branches off the main drive, giving hundreds of homeowners direct boat access right from their backyards. Originally built as a summer haven of small bungalows, the neighborhood has evolved into a year-round community. Up the road, you have quick access to local grocery stores, casual diners, the municipal complex, and the Ocean County Library branch on Mathistown Road. Within the neighborhood itself, the community center on West Cala Breeze Way hosts local events, and nearby preserved salt marshes offer great spots for birdwatching and kayaking. Boating, crabbing, and fishing in Great Bay are big parts of the appeal, though water depths and tide swings can vary quite a bit from one lagoon to the next. The township stays active with infrastructure upkeep throughout the area, regularly investing millions into neighborhood drainage upgrades, bulkhead repairs, and channel dredging to keep roads clear and waterways navigable.

Because the neighborhood sits on low-lying land surrounded by tidal water, doing thorough research on flooding is a must before you buy. Mystic Island felt the brunt of Superstorm Sandy, and high tides or heavy coastal storms can still cause street flooding in lower sections. When touring homes, pay close attention to the base flood elevation, whether the home has already been raised, and the age and condition of the bulkhead and dock. You should also request recent flood insurance quotes and elevation certificates early in your search. If a house was recently lifted or renovated, make sure all township permits and final inspections were closed out properly. Finally, check with the municipal tax office to see if the property carries any remaining special assessment balances for past canal dredging projects.
